Water Heater Maintenance: What Every Homeowner Should Know

Simple water heater maintenance tasks that extend equipment life, prevent leaks, and ensure safe operation. DIY steps and when to call a pro.

Your water heater works hard every day but rarely gets attention until something goes wrong. A few simple maintenance tasks can prevent premature failure and extend its useful life by several years.

Annual Flushing

Sediment accumulates on the bottom of your water heater tank over time. This layer of mineral deposits acts as an insulator between the burner and the water, reducing efficiency and causing the tank bottom to overheat. Annual flushing removes this buildup. Attach a garden hose to the drain valve, turn off the gas or electricity, and drain several gallons until the water runs clear.

Anode Rod Inspection

The sacrificial anode rod attracts corrosive elements in the water, protecting the tank lining. Once depleted, the rod can no longer protect the tank, and corrosion begins. Check the anode rod every 2-3 years by unscrewing it from the top of the tank. If more than half of the rod has corroded away, replace it.

Temperature Setting

Set your water heater to 120 degrees Fahrenheit. This provides comfortable hot water while reducing energy waste and reducing the risk of scalding. Every 10-degree reduction saves 3-5% on water heating costs.

T&P Valve Test

The temperature and pressure relief valve is a critical safety device. Test it annually by lifting the lever briefly -- water should flow freely and stop when you release it. If no water flows or the valve continues to drip, it needs replacement.

Visual Inspection

Look around the base of the heater for signs of leaking. Check connections for corrosion. Look at the flue and venting for proper alignment. Note any unusual sounds during heating cycles. Catching issues early prevents water damage and costly emergency replacements.
